Why you should use a real estate broker

who specializes in fiduciary real estate

Sam Forselius is a state approved instructor on real estate transactions for Certified Professional Guardians through their continuing education program.  He has worked as a real estate broker for all types of fiduciaries, on all types of legal authority, with all types of properties. He has serviced family members who have been thrown into the difficult role as care taker or dealing with an estate, to large professional fiduciary companies who do multiple monthly real estate transactions.


A NOTE FROM SAM FORSELIUS:

Fiduciary real estate transactions can be very complex.  Many require special processes, timelines, or knowledge of the legal system that your average real estate agent simply does not have.

Acting as a fiduciary or working with a fiduciary creates an additional burden of responsibility.  Managing the needs of the family, client, beneficiaries, attorney or court make these real estate transactions very complicated.  You need an experienced fiduciary real estate specialist who can help guide you through the real estate process while tracking and communicating how the special requirements will affect everyone involved.  

    “Should my purchase and sale agreement say pending court approval?”     
    "Is an appraisal required?”
    “Should my sale information get published in the newspaper?”    
    “What type of deed will I use?”
    "What wording am I required to post in the MLS listing?"
    “Will I provide a Seller Disclosure Statement (Form 17)?”


These are just a few questions you will need answered throughout your sale.  Equally important are the potential buyers of your home (or sellers of their property) who will have the same questions and many more.  You need someone experienced in communicating these different requirements in a non-intimidating manner to potential buyers or sellers to not lose the sale.

Before becoming a real estate broker and founding Fiduciary Homes, I worked as a property manager for a large Seattle based professional fiduciary company.  I bought and sold all types of properties in various conditions, including houses (large estates to tear-downs), condominiums, townhomes, mobile homes, commercial property, vacant land and farmland.  I signed the contracts, hired the professionals, and experienced the stress of working through the complicated fiduciary process followed by the joy of a successful closing.
