-PROFESSIONAL FIDUCIARIES-
As a former professional fiduciary, I know that buying or selling a home as a fiduciary is anything but a typical real estate transaction.  I understand that my job is to meet the needs of your client, while recognizing that you are ultimately the decision maker.  I will provide you with the proper guidance and documentation to help you prepare for the purchase or sale, track your special timelines and needs, effectively communicate with all parties to prevent your deal from falling through, and steer you toward a successful closing.

-ATTORNEYS-
As an attorney you want to provide your client with an experienced real estate agent that you can trust, without hand-holding the agent and taking additional time to explain special circumstances or court requirements through the specialized process.  Along with my procedural experience, I can quickly adapt to your client's changing needs while understanding the importance of providing the right documentation for your files or the court.  I also have partnered with trusted vendors to be your one call for all of your real estate needs.

-GUARDIANS / TRUSTEES-
Acting as a guardian or trustee places you in a special position when purchasing or selling a property.  Not only do you have to manage the wants and needs of the person you are helping, but you have to juggle the special requirements and restrictions of a fiduciary.  Many of these requirements make a transaction difficult for potential buyers or sellers to work with a guardian or trustee.  My experience allows me to anticipate potential problems, set expectations, and tackle unanticipated issues that inevitably occur during these complex transactions.  I will track the sale process, communicate the special requirements to all parties, and help meet your changing needs as a fiduciary.

-EXECUTORS / EXECUTRIXES / PERSONAL REPRESENTATIVES-

Selling a house as an executor or executrix can be a very emotional experience for the family members.  You not only need a compassionate real estate agent, but also someone who has the experience and contacts to help you clear the home, prepare the home for sale, and then ultimately sell the home for top dollar.  I partner with estate sale companies, personal property appraisers, contractors, movers and many more trusted vendors.

-REAL ESTATE AGENTS-
If you are a real estate agent who can use additional assistance working through the complicated maze of fiduciary real estate, I can help.  I can partner with you to help avoid deals from falling through and to ensure a smooth transaction for you and your client.

  • If your client is located inside my Puget Sound service area and you are located elsewhere; or 
  • Assistance throughout the entire transaction.  I will describe the process and set expectations, while tracking and communicating the different timelines and different requirements to you, your client and potential buyers or sellers; or
  • Assistance with properly drafting purchase and sale agreements or addenda, and properly meeting the highly specialized requirements of your fiduciary client while complying with the court, attorney, beneficiary, and MLS requirements.

 

-REFERRAL SERVICES-
If you have any real estate needs in or outside the fiduciary umbrella, make me your first call.  I have relationships throughout Washington State with real estate brokers, real estate industry professionals (lenders, inspectors, appraisers, landscapers, etc.), contractors and helpful vendors (cleaners, movers, landscapers, estate sale coordinators, etc.).  I can also assist in transactions outside of WA State, including foreign countries.

Outside Sam Forselius' Puget Sound Service Area:  I can help locate, screen, and partner with an in-area real estate agent if the property is outside my Puget Sound service area.  You will retain all of the benefits of my experience in fiduciary transactions, along with the resources of two WA State real estate professionals to help with your purchase or sale.

Outside Washington State:  Although you may have a property outside WA State, often the property is subject to WA State fiduciary requirements.  Just like in-state transactions, I can help locate, screen, and partner with real estate professionals throughout the United States and the world.  You will get the combined expertise of my WA State fiduciary knowledge along with an in-area real estate professional using John L. Scott's Relocation Services network of over 700 real estate companies in over 35 countries.
